PGT Window Replacement: The Dallas Owner’s Guide
PGT window replacement in Dallas typically runs $450 – $1,150 per window installed, depending on the glass package, frame condition, and whether the sash or the full unit comes out. Westlight Windows Dallas stocks PGT-compatible sashes, balances, and sealed glass units, and we can usually match an existing PGT series the same day we look at it. Most owners find us because a window won’t stay up, a sash binds in the frame, or condensation shows up between the panes that won’t wipe away either side.
We’re an independent window and door contractor, not a PGT dealer, which means we match parts to your existing window on site, price it in writing, and install it properly without steering you toward a brand swap you don’t need. If your PGT window is doing something it shouldn’t, the fix usually turns out to be one specific part, not the whole frame, and that’s what this page is about.
Which PGT Models This Applies To
PGT built several series over the years, and the replacement path differs by what you have. In Dallas, we see three more than any other: the SpectraGuard line on newer homes, the older PGT 2200 single-hungs and sliders from the mid-2000s, and impact-rated PGT WinGuard units on houses near the lakes and in newer subdivisions where HOA rules required them. Each series uses its own balance system and sash profile, so the wrong replacement part will bind, sag, or snap.
The fastest way to identify your PGT is to check the spacer bar between the glass panels for an etched label, or look at the top of the sash for a small metal tag with a series code. If the tag’s faded, a tape measure gets us 90% of the way: sash width, sash thickness, and glass thickness narrow it down quickly. For sealed glass units (when the fog is between the panes), we order an insulated glass unit matched to your frame and the original low-e coating rather than forcing a generic unit off the shelf.
OEM PGT replacement parts are available for most of these series, but on older 2200 models the aftermarket balance assemblies often outperform what PGT shipped originally, simply because materials have improved since 2004. We’ll quote both when both exist, tell you where the difference matters, and let you decide. We also keep compatibility stock for CGI, CWS, and ES Windows on the shelf, which helps when a house has a mix of brands across the back wall.
Signs Your PGT Window Replacement Is Failing
- Window drops or slams when you open it. The balance spring has lost tension or snapped inside the jamb. This happens faster to windows that face full west sun, which is a lot of houses in Dallas.
- Fog or moisture between the glass panes. The seal around the insulated glass unit has failed, letting humid air inside the airspace. In Dallas summers, that air hits the cool interior glass and condenses into permanent haze.
- Sash binds or grinds when sliding. The roller assembly or glide shoe has worn flat, or the track has debris packed in. Forcing it wears the corners off the sash, which turns a $90 roller swap into a sash replacement.
- Visible cracks in the interior frame or at the corners of the sash. Vinyl and aluminum PGT frames expand and contract with Dallas temperature swings, and weld points at sharp corners are the first to give. A cracked corner welds into a leak and eventually a draft.
- You can feel air moving around a closed, latched window. Weatherstripping has compressed or the sash isn’t seating square because the balance is worn unevenly. On north-facing Dallas windows this shows up as a cold draft in February, not a summer leak.
Replacement Cost & What’s Included
For a single PGT window replacement in Dallas, most jobs land between $450 and $1,150 installed. The bottom of that range covers a balance or roller replacement, around $450 – $650. A full sash or sealed glass unit lands higher, $700 – $1,150, because the glass is custom cut to your frame and the low-e coating has to match what’s already in the hole. Impact-rated WinGuard glass pushes toward the top of the range everywhere it applies.
Every price we give is written down before any work starts, in line with the Kingswell Guarantee. That means the number doesn’t change at the door. What’s included: the part or glass unit, our labor, removal and disposal of the old piece, and a written guarantee on our installation work. If something we touched fails within the guarantee period, the return visit is free. No negotiating, no revised invoice.
DIY or Call Us?
There are things worth checking yourself. If the window’s stiff, clean the tracks with a dry brush and mild soap, then check the weep holes at the bottom for blockages. If the sash sits crooked in the frame, look for a loose screw at the top of the track. Those fixes cost nothing and take ten minutes.
A balance spring under tension is not a DIY part. When one lets go inside the jamb it can take a finger with it, and that’s not a risk worth trading for a Saturday afternoon. Same goes for sealed glass units: unless you have a glass vacuum and a clean-room setup, that seal won’t hold. If you’re in Dallas and the window’s down, call us at (361) 441-0865 and we’ll tell you over the phone whether it’s a part we can bring with us or a measure-first job. The estimate’s free either way.
FAQs
A properly installed PGT window in Dallas lasts 18 to 25 years, but the balances and rollers typically need service at the 10 to 12 year mark, sooner if the window gets heavy west exposure or sits near a pool with consistent humidity.
Yes, in most cases the failed part can be swapped without touching the surrounding frame or stucco. We replace the failed balance, roller, sash, or sealed glass unit directly, and the repair usually takes an hour or less.
If the part is on our truck, we can complete the replacement the same visit. Sealed glass units are cut to order and typically arrive within one to two weeks; we’ll schedule the install as soon as the glass is in hand and confirmed against your measurements.
We carry a range of balance assemblies, rollers, and locks for the PGT series most common in Dallas, plus compatible hardware for CGI, CWS, and ES Windows. Owen Satterfield’s rule for what goes on the truck is simple: if I wouldn’t put it on my own house, I’m not putting it on yours, so our stock is OEM or a proven aftermarket equivalent, never a guess.
Call Westlight Windows Dallas at (361) 441-0865 and describe what your PGT window is doing. We’ll tell you what we think it is over the phone, give you a written price before any work starts, and schedule a visit at a time that works. Live person, real answers, no pressure.
