Mr-Glass Window Replacement: The Dallas Owner’s Guide
We stock and install Mr-Glass-compatible window replacement parts throughout Dallas, with most single-window replacements running $220 – $480 installed depending on glass package and frame condition. Most homeowners discover the failure the same way: a window that won’t stay open, condensation trapped between the panes, or a draft that was never there last winter. If you’re reading this with a window that has turned foggy or cranky, you likely need a replacement insulated glass unit (IGU) or a new balance assembly, not a whole new window.
Which Mr-Glass Models This Applies To
Mr-Glass manufactured windows in several series lines, and the replacement part depends on which one you have. The two most common in Dallas-area homes are the Mr-Glass aluminum single-hung series and the vinyl sliding window line, both popular in 1980s and 1990s construction. Check the metal spacer bar between the two glass panes for a stamped code; it usually includes a two-letter series prefix and a manufacturing date. That code tells us the exact glass thickness and spacer width, which matters because Mr-Glass IGUs came in both 7/8-inch and 1-inch overall thicknesses, and ordering the wrong one leaves the glazing bead either proud of the frame or rattling loose.
For these older Mr-Glass lines, we generally recommend a quality aftermarket IGU over chasing OEM stock. The original Mr-Glass seals were not built for Dallas heat – the aluminum frames conduct our July temperatures straight into the sealant, which is why so many of these units fail between years 15 and 20. A properly specified aftermarket IGU with a stainless-steel spacer and low-e glass (a thin coating that reflects heat back into the room in winter and out in summer) will typically outlast the original by a decade. We carry the common sizes on the truck and can measure and custom-order the odd ones, usually within a week.
Signs Your Mr-Glass Window Replacement Is Failing
- Fog or condensation between the panes – The dead giveaway. The internal seal has broken, letting moisture into the space between the glass. No amount of wiping fixes it, because the water is inside the unit.
- Window won’t stay open or closed – On Mr-Glass single-hungs, the block-and-tackle balance assemblies wear out. You’ll hear a small snap and the sash will slam or droop. This is a mechanical failure, not a glass failure, and the fix is a balance replacement, not a full IGU.
- Draft near the sash, even when locked – Years of Dallas summer heat can warp aluminum frames enough to break the weatherstripping seal. The glass may be fine, but the window leaks air and runs up your AC bill.
- Sash is stiff, binds, or grinds when you open it – Common on Mr-Glass sliders where the nylon glide buttons have worn down to the metal shoe. The solution is replacing the glides and possibly the track, not spraying more silicone on it.
- Glass scratches or hazes that won’t clean off – Older Mr-Glass units sometimes develop micro-crazing in the glass itself, especially on south- and west-facing exposures. No cleaner fixes it; the glass has to be swapped.
Replacement Cost & What’s Included
Let’s talk real Dallas numbers. Most Mr-Glass IGU replacements run $220 – $380 installed for standard sizes up to about 30 x 48 inches. A balance-assembly repair is usually $85 – $140 per sash including parts and labor. A full frame-and-sash overhaul on an older Mr-Glass window, including new glides, weatherstripping, and a fresh IGU, lands between $280 – $480. What drives the range is glass package (clear vs. low-e), size, and whether the frame needs any correction before the new unit sits right.
Every quote we give you is a written price before any work starts. No revised invoices at the door, no “we found more damage once we opened it up” phone calls. The Kingswell Guarantee applies to every Mr-Glass part we install: we say the price before the work, show up in the window we gave, leave the place cleaner than we found it, put the guarantee in writing, and come back if it fails. That last part is the one that matters to anyone who has been burned before. If our repair fails within the guarantee period, we return and fix it at no charge. No negotiating required.
DIY or Call Us?
You can safely identify the failure yourself: check the spacer-bar code, note whether the symptom is fog (IGU) or a drooping sash (balance), and measure the visible glass dimensions. That saves time when you call. What we don’t recommend is pulling the window apart. Mr-Glass aluminum frames use a glazing bead that is easy to bend permanently if you don’t know the release order, and forced sashes under spring tension can pinch hard. Owen Satterfield, who owns Westlight Windows Dallas, has spent over two decades in this trade and still says the same thing on every job: “If I wouldn’t put it on my own house, I’m not putting it on yours.” If your Mr-Glass window is fogged, sagging, or leaking air, call (361) 441-0865 and we’ll get it priced and scheduled.
FAQs
In Dallas, most Mr-Glass windows last 15 to 25 years before the first IGU seal fails or a balance wears out, though western exposures and second-story units tend to fail 3 to 5 years sooner because of direct afternoon sun and trapped attic heat.
Yes, and most of the time the glass itself doesn’t need to be touched. If only the seal has failed, we replace just the IGU. If the sash drops, we replace the balance assemblies. A full frame-out replacement is rarely needed on these windows.
Most single-window swaps take under two hours on site. If we have the IGU or balance part in stock, which covers the common sizes, we can usually schedule you within the same week. If it’s an odd-size custom order, expect about a week for fabrication before the install day.
We keep common Mr-Glass-compatible IGUs, balance assemblies, glide buttons, and weatherstripping on the truck, because these older units fail in predictable patterns and Dallas homeowners shouldn’t wait two weeks for a part. We also stock parts for PGT, CGI, and CWS windows. If your specific size or glass package isn’t on board, we custom-order it and give you a firm install date before we leave the first visit.
