CWS Window Replacement: The Dallas Owner’s Guide
If you have a CWS window with a failed sash, fogged glass, or a broken balance, we can replace it. As an independent installer serving Dallas, we stock CWS-compatible replacement sashes, insulated glass units, and hardware, and most single-sash or glass replacement jobs run $275 – $540 installed. Most Dallas homeowners notice the problem on a humid morning: condensation that won’t wipe away, a sash that drops when you raise it, or a crank that spins without moving the window.
You don’t need to know the exact CWS part number before you call. What helps is the window’s frame label, a photo of the corner of the glass, and rough measurements of the visible glass area. Our crew can usually identify the part from that in one visit, pull it from our truck stock or order it same-day, and schedule the swap at a time that works for you. Call (361) 441-0865 and we’ll walk you through what to look for before we even schedule anything.
Which CWS Models This Applies To
CWS (Custom Window Systems) builds several lines, and the part you need depends on which one your house has. The most common lines we see in Dallas homes are the CWS 5000 Series single-hung and horizontal sliders, the 8000 Series impact-rated windows on newer builds and coastal-style homes, and the 9000 Series vinyl windows that show up in mid-2000s construction. Each line uses different sash profiles, glass thicknesses, and balance systems, so the wrong replacement part won’t seat correctly even if it’s close in size.
Here’s the compatibility gotcha: CWS sashes across different frame series look nearly identical from the outside, but the balance shoe and pivot bar differ by less than a quarter inch. If you buy a generic replacement sight unseen, it’s a coin flip whether it fits. We always measure the balance shoe width and the pivot bar spacing before ordering anything. On the glass side, CWS insulated units are typically 7/8″ overall thickness with low-e glazing, but impact-rated 8000 Series units run thicker and heavier. For most CWS windows still under their sealed-unit warranty, the original glass manufacturer will cover the glass replacement through us directly. If it’s past warranty, we’ll quote an OEM-spec replacement with the same argon fill and low-e coating, or a quality aftermarket option if your priority is budget.
If you have a PGT, CGI, or ES Windows product instead, we stock and install parts for those too. Tell us the brand on the frame label when you call and we’ll point you to the right replacement.
Signs Your CWS Window Replacement Is Failing
- Persistent fog or moisture between the panes. This means the seal on the insulated glass unit has failed and the argon or krypton gas has escaped. In Dallas humidity, a failed seal turns into permanent haze you can’t clean off, not just occasional condensation.
- The sash drops or slams when you open it. CWS uses a block-and-tackle or spiral balance system, and after years of Dallas heat cycling, the spring inside loses tension. The sash will feel heavy, or it won’t stay up, and that’s a balance replacement, not a whole window.
- A crank handle that turns without moving the sash. This is usually a stripped gear or snapped drive arm inside the operator. It’s a ten-dollar-looking part, but the labor to access it inside the frame is where the cost actually sits.
- Drafts or heat coming through the glass on a July afternoon. Low-e coating degrades over time, and a 10-to-15-year-old CWS window in the Texas sun may have lost much of its reflective capability. Replacement glass restores the efficiency without swapping the frame.
- Water staining on the wall or floor below the window. This isn’t the glass failing, it’s the frame seal or the weep system clogging. We’ll check the frame while we have the sash out and tell you whether the replacement solves it or if the whole opening needs attention.
Replacement Cost & What’s Included
Here’s what CWS window replacement typically costs in Dallas, installed:
- Insulated glass unit replacement (single pane): $275 – $410, depending on coating and whether it’s impact-rated
- Complete sash replacement: $315 – $540, including the balance shoe, pivot bar, and weather seals
- Balance system repair: $140 – $230 per sash
- Window operator or crank replacement: $150 – $280
The range depends on the size of the unit, whether it’s the thicker impact glass, and how much frame work is needed on an older opening. Every quote we give is set before any work starts, in writing. There’s no door-step add-on and no surprise line item. The work includes the part, the install labor, proper seal and caulking, and our 365-Day Done Right Promise in writing: if the replacement fails within the guarantee period, we come back and fix it at no charge. Free second visit if the repair fails again. That’s automatic – we hand you the written guarantee when the job’s done, not after you ask for it.
DIY or Call Us?
Here’s my honest take, after over two decades of working on windows like these. You can check the frame label, take a photo of the glass from the corner, and note which side the crank or latch sits on. That helps us identify the part quickly and saves you a second trip. What you shouldn’t do is pull the sash out of a CWS window and try to swap the balance yourself. The block-and-tackle balance holds spring tension, and the pivot bar needs to seat exactly in the shoe while you compress the spring under load. In a Dallas home with tall openings on a second story, that’s a recipe for a dropped window and a serious injury. If I wouldn’t put it on my own house, I’m not putting it on yours.
For glass-only replacement, we don’t send you a bare insulated unit and wish you luck. We remove the old one, clean the frame groove, set the new unit with fresh glazing tape and sealant, and verify the fit so it doesn’t rattle on a windy night in Oak Cliff. Call (361) 441-0865 and we’ll tell you what you’re looking at over the phone, at no cost.
FAQs
A properly installed CWS window in the Dallas area typically lasts 15 to 20 years before the glass seal fails or the hardware gives out, though the Texas sun and humidity can shorten that on south-facing walls with no shade. Call (361) 441-0865 for a look at your specific window’s wear and we’ll tell you what’s left in it.
Yes, in most cases a failed balance, stripped operator, or fogged glass can be replaced within the existing CWS frame, which is faster and cheaper than a full new window. The frame itself only needs replacement if the vinyl is cracked or the frame-to-wall seal has failed.
Most CWS sash, glass, or balance replacements are done in under two hours once the part is in hand, and we often have common parts on the truck or available same-day from our Dallas supplier network. A full frame replacement or a custom-ordered impact glass unit takes longer to fabricate, typically a week to ten days.
We carry common CWS balance shoes, pivot bars, operators, and weather seals on the truck, so most hardware repairs are a one-visit job. Custom-size insulated glass units and impact sashes are cut and built to order, which takes several days in the Dallas market.
If you have a CWS window that’s fogging, dropping, or not sealing, call us at (361) 441-0865 and we’ll schedule a free estimate at your home in Dallas. Owen Satterfield himself will walk your windows with you and tell you straight what needs replacing and what doesn’t.
